New York City

New York is one of the greatest culture capitals of the world. The energy, people, architecture, food scene, museums, diversity, arts, shopping are second to none. You will never stop exploring the many fantastic neighbourhoods.

The 21-5 owner association will purchase a two bedroom, min. one bathroom, condo with an option for an extra bed in the living room. We will only consider condos in well-built and well-run buildings and only freehold properties, or fee simple as it is called in the US. Co-ops will not be considered due to their historically versatile market appreciation because of their more strict mortgage requirements.

We know the Manhattan neighbourhoods and their real estate markets very well, and our search will focus on charming and vibrant areas with great shopping and restaurant options. Some of our current owner associations have condos in Midtown, East Village and Hell's Kitchen.

If we see the right potential and value, we will include condos in our search that need some TLC, however major renovations are not what we seek, since both price points and permits for such projects can be a bit of a nightmare in NYC.

Pre-sales are also in our scope, as these often offer good value, but the estimated completion will have to correspond with our internal goals, that is 12-18 months from the inaugural general meeting and until all five vacation properties are ready to be enjoyed by their owners.

It’s not always possible, but if some kind of outdoor space, e.g. private balcony or public deck, comes with the condo, that will certainly add to the value and desirably of the property. We look forward to finding the perfect vacation property on Manhattan for our CA21 owners.
